Absolute scammers of a company, staff are absolutely useless and must be on commission for charging hugely excess cleaning fees. Claiming my 3 bed flat needed 22 hours of cleaning, despite myself leaving the properly in a very good condition with minimal dust on skirtings etc and some dirt under Sofa cushions. Charging a whopping £396 pound cleaning fee plus full flat carpet clean at another 200 odd, never mind leaving me with no Livingroom working lights for around 4 months. And using a cowboy electrician to sort faulty switches, which my own father had to sort in the end as left such a awful job. Fair to say I wouldn't be recommending them!

These guys are conmen. They are scamming students with unreasonable and excessive last minute EOT charges and deposit retentions. Avoid these crooks at ALL costs. Landlords do the right thing and move your business to another reputable PMC. There are many out there!

The splendid team were welcoming and helpful, I spoke to Kornelia who was very understanding and assisted me with all my questions about tenancy. Would reccomend any friend or family to go with them if looking for a place to live in Edinburgh.

The agency really needs to improve their services in terms of their responsiveness to the tenants' queries. When something is in their interest, communication is efficient, but every time we, as tenants, had an issue, no matter how urgent, we had to wait even for a few weeks until the problem got fixed. They are nice people but they are very slow and the waiting time in some situations is simply unacceptable. Getting the deposit back takes a long time as well, for the same reason. They also have the tendency to overcharge and add inappropriate fees, so I would suggest future tenants to think twice before they agree to those charges.

I rented a property in Morningside through Splendid from March - September 2016, and they were nothing but helpful, professional and courteous.

In particular, I had to ask them to provide a letter allowing someone else to stay in the property for a period, as a requirement for that person's UK visa application and, despite never having received such a request, the guys at Splendid went out of their way to be accommodating.

On top of that, I originally signed a second lease to run through to March 2016, but then needed to move out in mid-September. Once again, Splendid were very accommodating and understanding, and we very quickly came to an agreement that would allow me to terminate my tenancy early.

I'd definitely recommend Splendid to anyone looking to let a property in and around Edinburgh.

Extremely disappointed with the service of this letting agency. We had a lovely flat in the centre of Edinburgh but unfortunately this has been tarnished by the experience of renting from splendid property.

Having read the other reviews I've realised that when it comes to splendid property our experience was not the exception...it was the rule!

Communication was terrible-quick to email if they needed something from us but could easily wait for up to a week for a response when we had a query, question or urgent issue.

When it came to the deposit the process of claiming the money back was a 2 month fiasco of back and forth emailing and clarifications of costs and charges which appeared mostly plucked from thin air!

This included a £77 cleaning fee which was extremely surprising seen as we had already paid for a cleaner and the flat was in a much better condition than when we initially moved in. They also attempted to charge us for issues which we had highlighted when we moved in but which had not been dealt with for 2 years!

I suppose splendid have to make money in some way even if it is through dishonest means.

Ultimately...avoid any dealings with splendid property!

This is the worst letting agency I've ever dealt with.

Not only do they take a week to respond to emails (and when they respond its at half 2 in the morning), they charge excessive amounts when it comes to getting deposits back.

If there is an issues with the flat whilst you're renting good luck getting any help from the agency. We had several issues that weren't fixed for 2 years and one time were left in darkness throughout the flat for 5 days until we hired our own electrician.

I would strongly advise anyone considering renting with them to think again!

Absolutely shocking agency. They offer nice enough flats but the staff are all next to useless. If they do reply to your emails it's normally about a week later and usually the reply does nothing to aid you in the slightest. I must admit they are all very nice people but I'd have more use talking to a wall.

The best option is never to move into a flat with them as when you move back out they will hammer you with vague deductions from your deposit for cleaning that takes 6 hours even though the inventory states there is nothing more than dust, cobwebs and very general dirtiness on some white goods.

All in all, just don't. You're probably better with Grants. Never thought I'd ever say that.
