The Heritage And The Cottage Description

A charming, period cottage set in peaceful rural surroundings with excellent walking and cycling from the doorstep, Heritage Cottage is well placed for exploring the Scottish Borders and the stunning Northumberland coast.

Recently renovated from tip to toe, the accommodation is presented in a delightful contemporary cottage style with stone floors, granite topped kitchen surfaces, muted paint colours set alongside cosy tweeds and pretty florals.

Inside, the light, bright open-plan living space is the convivial heart of the house. On warm days, French doors let the fresh Borders air in and there is a wood burner and central heating for cosy winter evenings.

Outside the pretty, gravelled garden offers super uninterrupted views across open farmland to the Cheviot Hills beyond and is fully enclosed for the safety of children and dogs.

There is excellent walking and cycling from the cottage and a riding stables nearby. With easy access to the Ladykirk beat of the River Tweed, Heritage Cottage is an ideal base for fishing parties. Golfers are also well provided for with 16 courses within a 30 mile radius, ranging from challenging PGA Championship courses, to picturesque links and parkland courses to suit all standards.

The cottage is ideally-positioned for exploring the Borders and North Northumberland including the Northumberland National Park and the stunning coastline which is only a 30 minute drive from the cottage. Edinburgh is an easy day trip; just over an hour by car or 45 minutes on the train from nearby Berwick-upon-Tweed.

Local amenities are provided by the historic towns of Kelso and Berwick-upon-Tweed. For guests who enjoy eating out, Heritage Cottage is just a few miles from several good restaurants including The Collingwood Arms at Cornhill-on-Tweed and the Allanton Inn.

Accommodation

The accommodation is all on on ground floor level.

Open plan living area comprising:

Sitting room with wood burning stove (logs provided), Flatscreen TV with Netflix /amazon video. Amazon Alexa smart speaker, DVD player, selection of books and games. French doors to the garden.

Kitchen with electric oven and ceramic hob, dishwasher, washing machine, Nespresso coffee machine (initial supply of pods provided), fridge with ice compartment, microwave.

Bedroom one with 5’ bed and fitted wardrobe.

Bedroom two with twin 3’ beds.

Family bathroom with bath with shower over, heated towel rail, basin and WC.

Garden and grounds
Heritage Cottage has its own small, gravelled garden with patio, Weber barbecue and furniture for outside dining. The garden is fully enclosed and looks out onto open fields. Storage for bicycles and other outdoor kit is available on request.

Parking
There is parking for two cars adjacent to the cottage.

Wi-Fi and mobile coverage
Wi-Fi is available. There is good mobile coverage on most networks.

Guest amenities
The beds are made up with good quality bed linen, feather duvets and pillows. A hair dryer is supplied in the master bedroom. Bath sheets and hand towels are provided for all guests. Guest hand soaps are provided. Logs are provided.

Babies and children
A high chair and travel cot can be made available on request.

Dogs
One well-behaved dog is welcome at a charge of £10 at Heritage Cottage. Dogs are not allowed in the bedrooms and must be kept off the furniture. The garden is enclosed by five bar post-and-rail fencing around the cottage with double gate access.

Guest privacy
Heritage Cottage sits to the rear of the owner’s house and the two properties share a drive. The main accommodation of the cottage faces away from the owner’s property and there are open fields to three sides of the cottage. The owners are on hand to help guests to get the best from their stay but equally are respectful of guests’ privacy.
