Umega have been simply brilliant. Letting through them has been SO much easier than doing it myself (and I've been renting properties out over 15 years and used quite a few pretty rubbish agents). They got the property up to scratch with regulations, always pay rent promptly. Offer excellent and considered advise and are easy to get hold of. Highly recommend! Thank you Umega.

UMEGA are an efficient and well organised property management company and I wouldn’t hesitate recommending them to friends. My overall experience staying in a property managed by UMEGA has been extremely satisfying. Customer service was exceptional. Staff has been efficient and I have received excellent service from them. I stayed for 3 years at a property managed by Callum. Callum has been polite, responsive, friendly, informative and really helpful overall. Communication was professional, clear, consistent and prompt. He has been a great property manager and it was a pleasure to deal with.

As a student in Edinburgh trying to rent a flat, we aren’t always treated particularly pleasantly (read: mass viewings with around 50 students competing for a semi-decent flat) Umega has been brilliant! We mainly met and dealt with Scott who was always friendly and very helpful. He even smiled and laughed through our excited squeals for a blanket fort cupboard (a student necessity!). After a few technical/admin hiccups in the letting process, Umega remained very helpful and gracious. We cannot recommend Umega enough! 10/10

Would never rent with umega no matter how desperate I was for a home.



So so unprofessional to deal with, took weeks to get anything sorted/fixed, we lived in our flat a few months before our small bathroom became very damp, we had asked for a fan to be fitted however got an extremely rude response on Xmas eve telling us to just keep the window open and it was our own fault even though the flat had previous damp issues.



Also ended up living with no hot water in our bathroom & kitchen taps for over 3 weeks, unhygienic and a nightmare constantly boiling our kettle to wash dishes.



At the checkout it was no surprise they were Ruder than ever, we were charged £60 for a heater we didn't use once and a heater cover that seemed to have broke after the checkout, -our fault of course!



Useless, rude & untrustworthy



Would NEVER rent with them ever again.

We tried to view a property to let in Prestonpans, we got fobbed off with WE WILL CALL YOU BACK! Still waiting on that call! I wouldn't have them let a property I owned after such a terrible service (lack of) �

Unprofessional. Dirty apartment when moved in - fully cleaned on move out. Audacity to charge agency cleaning fee upon move out. I know for certain that whoever moves in next will be receiving an apartment the way we left it without cleaning.



They know to charge an amount proportionately low enough so people won’t dispute it. We have not the time to go through this for such a low amount (Approx. £130 out of £2400 or so). If you dispute, you must wait at least a month for the appeal. It’s clear they boost their profits by doing this and know that they can get away with it. They also messed up our move our date so we’ve been waiting longer than we should’ve to get our deposit back from Safe Deposit Scotland. Choose another agent or be prepared to wait lengthy times for everything. Won’t go with Umega again.

This was genuinely one of the worst experiences in my life. Myself and my partner rented our first flat with Umega and they truly screwed us over. They left us without hot water for a matter of weeks and did not seem to care in the slightest. Crap damp flat, poor repairs service, disgusting attitude from staff and a terrible checkout process.



The highlight of our time was when our junky neighbour played his snare drum up til the late hours, not really Umega but I thought I'd drop in a shed of light in what was otherwise dark times.



Also to the rodents who work and deal with tenants on the phone - you're all horrible, horrible people leaving us without hot water and not even apologizing

I had a terrible experience with this letting agency.



When I joined the property, the manager mentioned that they are planning to change the carpet as it was old and there was a big cut on one side.

I kept chasing them for a couple of weeks and it never happened .

Again there was a lot of unwanted stuff in the store room and told them to clear it off, I kept chasing for a couple of months but it never happened .

Suddenly one day ( In the month of November) the boiler stopped working and there was no hot water and heating facilities in the flat. I immediately turn up and mentioned about the issues in the flat, there was no immediate action and I kept chasing them to fix the problem. I clearly mentioned that how we (including a 11months old baby) were suffering without the hot water and heaters in the freezing cold winter. Worst part from their side is they were least bothered about us and we’re NOT given any temporary heaters.

Finally, they took about 7days to fix the issue.

Umega have been simply brilliant. Letting through them has been SO much easier than doing it myself (and I've been renting properties out over 15 years and used quite a few pretty rubbish agents). They got the property up to scratch with regulations, always pay rent promptly. Offer excellent and considered advise and are easy to get hold of. Highly recommend! Thank you Umega.
