''Minfor in Aberaeron is a large beachfront house with glorious sea views over Cardigan Bay. In a prime location overlooking South Beach, with the sea just a few steps from the door, Minfor offers superb family holiday accommodation on the edge of this popular Georgian harbour town.

Minfor is right on the Ceredigion Coastal Path – from the door you can walk the path for miles in either direction and then catch the Cardi Bach coastal bus back.

Just one minute’s walk from Minfor is the harbour where you can dine in the renowned Harbourmaster Restaurant or taste the honey ice cream from the Hive on the Quay. It’s only a 5 minute walk to the other shops, cafes, pubs and restaurants in the centre of Aberaeron. The small town has a leisure centre with swimming pool and horse riding is available nearby.

As well as exploring the Heritage Coast of Cardigan Bay with its seaside villages and sandy beaches hidden in little coves, you can walk or drive inland from Aberaeron amid the beautiful scenery of the Aeron Valley and visit the National Trust estate of Llanerchaeron.

Accommodation
Minfor sleeps 8 in 4 bedrooms: 3 first floor doubles and 1 second floor twin bedroom. This former Sea Captain’s home is a three storey end of terrace house on the tiny access lane for South Beach.

GROUND FLOOR:
Lounge with sofa, armchairs, feature gas fire, 32” flatscreen TV /DVD and view to front. Arch through to dining room with dresser and extending dining table to seat up to 10.

Spacious fitted kitchen, well equipped with electric double oven and grill, electric hob, microwave, dishwasher, fridge and TV /DVD. (There is a large freezer in the garage. )

Large conservatory with table and 4 chairs plus leather three seater sofa – you can make the most of the sun’s warmth whatever the season. Doors lead to dining room, kitchen and garden.

Large balcony with superb views over South Beach, accessed via steps up from the conservatory. With an Astroturf surface and glass wall edge, this is the perfect place for dolphin spotting, people watching or sunset gazing.

Shower /utility room with electric shower, wash hand basin, toilet. Also a washer /dryer, iron and ironing board.

FIRST FLOOR:

Bedroom 3 – double bed, sea view and overlooks balcony and garden
All three bedrooms have wardrobe, dressing table, bedside tables with lamps.

Stairs lead into a huge attic room with two single beds, three velux windows, two seater sofa, chairs, and bedside tables with lamps.

Outside
The favourite outdoor space at Minfor is the huge balcony with its wonderful view of the beach however there is also a small walled rear garden. This has a patio area with a picnic bench and, up two steps, an Astroturf lawn and barbecue area. Outside staircase to balcony. Plus an all-important washing line for drying swimsuits.

The garage houses a large freezer and still has space to park a car. Parking for two more cars is available, one outside the front of the house and one in the free small car park opposite. '' -West Wales Holiday Cottages
