NEW COVENTRY TRADE PARK ATTRACTS TWO MAJOR TENANTS AND CREATES 40 JOBS
A new business and trade park has been developed in Coventry attracting two major retailers and creating 40 jobs.
Vantage Park, just off the A444 near the existing Gallagher Retail Park, has reached practical completion and secured another major tenant.
... The brand new business park has been developed by The Wigley Group and features four units from 4,000 sq ft to 12,000 sq ft.
F1Autocentres has announced it will occupy new 5,000 sq ft premises at the site creating 20 jobs.
The leading autocentre group is currently undergoing rapid expansion having recently opened branches in Clacton-on-Sea, Reading, Chichester, Cannock and St Albans.
Magnet, the UK’s biggest kitchen retailer, has already started to fit out its 12,000 sq ft premises and will open its new flagship store incorporating a kitchen showroom, trade counter, warehouse and offices, in August.
The two remaining 4,000 sq ft units are available through Coventry-based commercial property agent Bromwich Hardy and JLL, which has an office in Birmingham.

The new trade park is the latest of several developments in the area from The Wigley Group.
It created a new northern hub for Royal Mail and sold land to Lidl for a new store, while the Signal Box pub was opened in the summer, all off the A444 between the Gallagher Retail Park and Foleshill Road roundabouts.

BROMWICH HARDY ADVISE ON COVENTRY SALE TO CLEARBELL/XLB
Bromwich Hardy have acted as joint agents in agreeing a sale to a fund managed by Clearbell Capital which has completed its acquisition of Earlsdon Park, Coventry, from the receivers to MCD (Coventry) Ltd. Earlsdon Park is a mixed-use scheme which comprises 100,000 sq ft of offices, 8,000 sq ft of retail, a 100 room hotel, a 620 seat theatre and 476 car parking spaces.
... The site is located 0.6 miles from Coventry town centre and near to J2 and J3 of the M6 and J15 of the M40, giving the site direct access from both the North and South of England.
Earlsdon Park is 62% occupied by four tenants: the Department for Education, Premier Inn, The Albany Theatre and the National Association of School Business Management. The asset generates rental income of £1.6m pa, with an average rent of £18 per sq ft across the office element. The acquisition represents an initial yield of 6.9%.
Clearbell said that for the six-months to the end of Q1 2015, the demand for office space in Coventry increased by 20% from the previous six-months.
Rob West, Partner at Clearbell Capital, said: “Clearbell has an established track record of generating high returns via intensive asset management and well-executed development projects. Earlsdon Park has real potential in both respects. Coventry has just 60,000 sq ft of grade A office availability and growing demand led by the growth of the automotive industry, the excellence of Warwick University and rail and road connectivity.”
Clearbell was advised by XLB, who will be retained going forward with Savills. BNP Paribas and Bromwich Hardy advised the receivers.
Bromwich Hardy will be retained with Savills as joint letting agents for the scheme.

COMMERCIAL OCCUPANCY HITS 96% FOR WIGLEY GROUP
A Coventry property, risk and facilities management company has witnessed a substantial uptake in commercial stock with occupancy levels rising to 96 per cent.
The Wigley Group, which owns and manages several business and industrial parks across the Midlands, has let around 200,000 sq ft of space across 10 different lettings through Coventry-based commercial property agent Bromwich Hardy.
... The deals, completed over the last 12 months, signal the returning strength of the Coventry commercial property market, bringing fresh inward investment to the area.
The largest transaction for The Wigley Group included the letting of 88,000 sq ft premises, located off John Wigley Way in Foleshill, Coventry, to London-based recycling and haulage firm Dancebuy.

... Michelle Pearson has joined to provide an administration role and support for the whole office. Michelle has been a legal secretary for over 15 years and during that time has worked within commercial property and agricultural property departments. Michelle has also studied for her legal executive qualification and is now looking forward to using what she has learnt during this time within the team at Bromwich Hardy being a busy commercial environment.
Richard Sidaway has arrived as a graduate surveyor, assisting both the agency and management teams. Richard has been working in property/surveying for 4 years and is in his final year of BSc Hons Real Estate degree at Birmingham City University. He was 1st XV Rugby Captain at Princethorpe College.

A leading business park and development site in South Warwickshire has been placed on the market. Acting on behalf of Volvo Group UK Limited Bromwich Hardy has successfully sold the freehold of Volvos former site in Kettering and which totalled about 35,000 sq ft of workshop buildings on 3.2 acres. The purchasers are Wigley Contracts (Barby) Limited who have in turn let the majority of the buildings to Weee Environmental GB Limited who are a specialist electrical and electronic waste recycling company.

Volvo have moved to a new state of the art workshop facility at Wellingborough with Bromwich Hardy acquiring the freehold of the site on their behalf.
